Detailed analysis of the industrial real estate sector to determine potential returns, risks, and locations for superior investment returns. We reviewed past drivers of performance (NOI growth, income return, cap ex, and changes in capitalization rates). Then we forecasted these same drivers to determine future performance for the sector. In addition, we reviewed drivers of demand (E-Commerce, Global Trade, and GDP Growth) and forecasted how these drivers may change in the future. Finally, we reviewed markets with strong historical performance and analyzed what markets are likely to perform the best in the future by examining future sources of demand.

Similar to our analysis in the industrial sector, we produced a deep analysis on the residential property sectors including apartments, single-family rental, and manufactured housing. We analyzed demographics, household formation, and employment growth to determine potential demand across these sectors.

Consulting with a large REIT buy-side firm on investment process improvements. This included a thorough review of the manager’s investment process and made concrete suggestions to improve performance with modest time/cost.

We performed an analysis of future consensus earnings estimates across the REIT sector to determine what opportunities may exist by examining the drivers of the estimates (including occupancy, NOI growth, acquisitions/dispositions, etc.).
